This glossary translates the words homeowners hear from contractors, inspectors, technicians, manufacturers, and permitting authorities into plain English so you can understand what is being proposed, what matters, what may cost money, and what deserves a second question.

Use an entry as a quick definition when a term appears in an estimate, inspection report, maintenance recommendation, or contractor conversation.
Treat cost language as planning guidance, not a quote. Scope, access, materials, urgency, permit requirements, and local labor conditions can change pricing dramatically.
For Maryland home-improvement work, verify the contractor’s Maryland Home Improvement Commission (MHIC) licensing when the work falls under MHIC jurisdiction. Licensing and permit requirements differ across Maryland, Virginia, and the District of Columbia.
Safety-critical electrical, gas, structural, roofing, mold, radon, and major plumbing conditions should be evaluated by appropriately qualified professionals.

Why ranges are wide: A home’s age, access, roof pitch, finish level, permit needs, hidden damage, emergency timing, and whether the work is repair versus replacement can move a project far outside an average.
Contractors, estimates, pricing, and project language
Allowance#
- A placeholder amount in a contract or estimate for an item that has not yet been selected or fully priced. If the final selection costs more or less than the allowance, the project price may change.
Bid#
- A contractor's proposed price and scope for completing defined work. A bid is only useful when you can see exactly what is included, excluded, assumed, and allowed for.
Callback#
- A return visit after work has been completed, usually because the original problem persists or a related issue appears. Ask whether the callback is covered by workmanship warranty.
Change order#
- A written modification to the original scope, price, materials, or schedule after a project has begun. Good change orders explain what changed, why, how much it adds or subtracts, and whether the completion date moves.
Contingency#
- Money reserved for conditions that cannot be known with certainty before work begins, such as hidden rot, damaged wiring, or concealed plumbing. It is not the same as permission to spend without approval.
Contract#
- The written agreement describing the parties, scope, materials, price, payment schedule, timing, responsibilities, and other terms of a project. In Maryland, home-improvement contracts are subject to specific MHIC requirements.
Contractor#
- A person or company hired to perform or manage work for a property owner. Licensing requirements depend on jurisdiction and trade.
Cost-plus contract#
- A pricing structure in which the homeowner pays actual project costs plus an agreed contractor fee or markup. It can be appropriate when scope is uncertain, but it requires transparent records and clear rules.
Crew rate#
- A price based on the time of a team rather than a single worker. Always clarify how many workers are included and whether travel, materials, disposal, and equipment are separate.
Deposit#
- Money paid before work is completed, often to reserve scheduling or purchase materials. The amount and timing should be documented in the contract and comply with applicable law.
Diagnostic fee#
- A charge for a professional to evaluate a problem and identify likely causes before repair. It may be separate from the repair price or credited toward approved work.
Emergency service#
- Work requested outside normal scheduling because delay could create safety risk, property damage, loss of essential service, or significant inconvenience. Emergency pricing is often higher.
Estimate#
- A professional approximation of expected cost based on the information available. An estimate is not automatically a fixed price.
Exclusion#
- Something specifically not included in the quoted scope. Exclusions are often as important as inclusions because they identify where surprise costs can appear.
Fixed price#
- An agreed price for a defined scope, subject to stated assumptions, allowances, and change orders. Fixed price does not mean nothing can ever change.
General contractor#
- A contractor responsible for coordinating a broader project that may involve several trades or subcontractors.
Hourly rate#
- A charge based on time spent. Ask whether the clock includes travel, material pickup, helpers, equipment, or minimum time blocks.
Invoice#
- A bill requesting payment for work, materials, fees, or milestones. It should correspond to the agreed contract or authorized changes.
Labor warranty#
- A promise covering defects in installation or workmanship for a stated period. It is separate from a manufacturer's product warranty.
Lead time#
- The time between ordering or approving something and when it is available for installation or use.
Licensed contractor#
- A contractor holding a license required by the applicable jurisdiction or trade authority. Licensing is jurisdiction-specific; always verify the license rather than relying on the word 'licensed' in advertising.
Lien#
- A legal claim that can attach to property in connection with unpaid labor, materials, or other obligations. Mechanic's-lien rules are jurisdiction-specific and can be consequential.
Manufacturer warranty#
- Coverage provided by the product manufacturer for specified product defects or failures. It usually does not automatically cover labor, diagnosis, access, or every type of damage.
Markup#
- An amount added to direct cost to cover overhead, coordination, risk, and profit. A markup is not necessarily improper; what matters is whether the overall price and scope are clear.
Mobilization#
- The time and cost required to bring people, equipment, protection, and materials to the site and begin work.
Not-to-exceed price#
- A ceiling on charges unless the homeowner authorizes additional work or a defined exception occurs.
Permit fee#
- The fee charged by a local authority for reviewing and authorizing work that requires a permit. Permit fees are separate from contractor labor unless the proposal says otherwise.
Proposal#
- A document describing recommended work, scope, price, and terms. A proposal may become part of the contract when accepted.
Punch list#
- A list of incomplete, damaged, or corrective items identified near the end of a project before final closeout.
Quote#
- A stated price for a defined scope. In everyday use 'quote' and 'estimate' are often treated similarly, so ask whether the amount is fixed, approximate, or subject to field conditions.
Retainage#
- A portion of payment held until defined completion or closeout conditions are met. It is more common on larger projects.
Scope of work#
- The written description of what will be done, where, with what materials or standards, and often what is excluded. A clear scope is the foundation of an apples-to-apples comparison.
Service call fee#
- A charge for sending a technician or professional to the property. It may cover travel and initial evaluation but not the repair itself.
Subcontractor#
- A trade professional or company hired by another contractor rather than directly by the homeowner.
Substantial completion#
- The point at which the project is sufficiently complete for its intended use even if minor punch-list work remains.
Time and materials#
- A billing method based on actual labor time plus materials and agreed fees or markups. It offers flexibility but less price certainty than a fixed scope.
Trip charge#
- A fee associated with travel to the property, especially outside a primary service area. It may be separate from labor or diagnosis.
Warranty#
- A written promise describing what will be repaired, replaced, or otherwise covered under stated conditions and for a stated period.
Workmanship#
- The quality and correctness of how work is installed or performed. Product quality cannot compensate for poor workmanship.
Permits, inspections, codes, and homeowner protection
Building code#
- A legally adopted set of minimum requirements for building safety, health, structural performance, fire protection, energy, and related systems. The applicable code depends on jurisdiction and project date.
Code compliant#
- Consistent with the code requirements that apply to that work and jurisdiction. 'Up to code' should not be used as a vague substitute for describing the actual condition.
Final inspection#
- An inspection performed near project completion to verify permitted work before the permit is closed or final approval is granted.
Home inspection#
- A visual, non-invasive evaluation of accessible systems and components, commonly performed during a home purchase. It is not a guarantee that every hidden defect will be found.
Insurance certificate#
- Evidence that a contractor maintains specified insurance coverage. Confirm that the policy is current and relevant to the work.
Licensed and insured#
- A common phrase meaning the business claims to hold required licensing and insurance. Homeowners should verify both independently because one does not prove the other.
MHIC#
- The Maryland Home Improvement Commission, which regulates many home-improvement contractors and salespersons in Maryland. For covered work, the license is a meaningful consumer-protection checkpoint.
Permit#
- Formal authorization from the local authority to perform work that falls under permitting rules. The permit creates a record and usually triggers required inspections.
Permit closeout#
- The process of completing required inspections and obtaining final approval so an open permit is resolved.
Pre-purchase inspection#
- An inspection performed before a buyer completes a home purchase, usually to identify visible conditions that may affect safety, maintenance, negotiation, or future cost.
Specialty inspection#
- A focused evaluation by a qualified professional for a specific system or concern, such as chimney, sewer, roof, structural, mold, radon, electrical, or HVAC.
Stop-work order#
- An official direction requiring work to pause because of a code, permit, safety, or regulatory issue.
Trade license#
- A license required for certain regulated professions or trades, such as electrical, plumbing, or HVAC work, depending on jurisdiction.
Work without permit#
- Work performed without a permit when a permit was required. This can create safety, resale, insurance, and future permitting problems.
Structure, foundation, framing, and the building envelope
Beam#
- A horizontal structural member that carries loads to posts, walls, or other supports.
Bearing wall#
- A wall that carries structural load from above in addition to its own weight. Removing or altering one requires structural evaluation.
Building envelope#
- The parts of the home that separate conditioned indoor space from outdoors or unconditioned areas, including walls, roof, windows, doors, insulation, and air-control layers.
Cantilever#
- A structural element that projects beyond its support, such as a floor or balcony extending past a wall.
Crawlspace#
- A low area beneath part of a home that may contain framing, plumbing, wiring, ductwork, insulation, and moisture-control systems.
Efflorescence#
- A white, powdery mineral deposit that can appear on masonry when moisture moves through it and evaporates. It is evidence of moisture movement, not automatically structural failure.
Foundation#
- The structural system that transfers the weight of the home into the ground. Common residential types include slab, crawlspace, basement, masonry, and poured concrete foundations.
Foundation crack#
- A break in foundation concrete or masonry. Width, direction, movement, water entry, and associated displacement matter more than the mere presence of a crack.
Footing#
- The widened structural base beneath a foundation wall, pier, or column that spreads loads into the soil.
Header#
- A structural member spanning an opening such as a door or window and carrying load around that opening.
Joist#
- A repeated horizontal framing member supporting floors or ceilings.
Load path#
- The route by which weight and forces move through the structure to the foundation and ground.
Masonry#
- Construction using units such as brick, concrete block, or stone, typically bonded with mortar.
Mortar#
- The material used to bond and fill joints between masonry units.
Pier#
- A vertical foundation or structural support that carries concentrated loads.
Post#
- A vertical structural member that supports a beam or other load.
Rafter#
- A sloped roof-framing member that supports roof sheathing and roofing.
Rim joist#
- The framing member around the perimeter of a floor system that closes the ends of floor joists.
Settlement#
- Downward movement of a building or part of a building as soil and structural loads interact. Some settlement can occur normally; differential or ongoing movement deserves closer evaluation.
Sheathing#
- Panel or board material attached to framing to create a structural surface beneath roofing, siding, or other finishes.
Sill plate#
- A horizontal framing member anchored to the top of a foundation, forming the base of a framed wall system.
Slab#
- A flat concrete structural surface, commonly used for floors or slab-on-grade foundations.
Structural engineer#
- A licensed engineer qualified to evaluate structural loads, movement, framing, foundations, and related conditions and to design repairs when needed.
Stud#
- A vertical wall-framing member.
Subfloor#
- The structural floor layer attached to joists beneath finished flooring.
Thermal envelope#
- The insulation and air-control boundary separating conditioned space from outdoors or unconditioned space.
Truss#
- An engineered structural assembly, commonly used for roofs or floors, designed to distribute loads through connected members.
Tuckpointing#
- Repairing mortar joints in masonry by removing deteriorated material and placing new mortar. Matching mortar properties is important in older masonry.
Vapor retarder#
- A material or layer designed to slow the movement of water vapor through an assembly. It is different from bulk-water waterproofing.
Waterproofing#
- A system intended to resist liquid-water penetration. Waterproofing and damp-proofing are not the same level of protection.
Roofing, gutters, and attic language
Architectural shingle#
- A multilayer asphalt shingle designed to create a dimensional appearance; also called a dimensional or laminated shingle.
Asphalt shingle#
- A common residential roof covering made with a fiberglass mat, asphalt coating, and mineral granules.
Attic ventilation#
- A system of intake and exhaust openings intended to move air through an attic and help manage heat and moisture.
Cricket#
- A small peaked roof structure built to divert water around the uphill side of a chimney or other wide roof obstruction.
Decking#
- The structural surface beneath roofing, usually plywood, OSB, or boards. It is also called roof deck or sheathing.
Downspout#
- A vertical pipe carrying water from a gutter toward the ground or drainage system.
Drip edge#
- A corrosion-resistant edge flashing that directs roof runoff away from underlying roof edges and into or clear of the gutter system.
Eave#
- The lower roof edge that overhangs the exterior wall.
Fascia#
- The vertical trim or board along a roof edge, often where gutters are attached.
Flashing#
- Water-shedding material installed at roof transitions, penetrations, walls, valleys, chimneys, and other vulnerable joints.
Gable#
- The triangular wall area beneath the end of a pitched roof; 'gable roof' also describes a roof with two main sloping planes meeting at a ridge.
Gutter#
- A channel at the roof edge that collects runoff and directs it toward downspouts.
Hip#
- The outward-sloping intersection where two roof planes meet.
Ice dam#
- Ice that forms near a roof edge and can cause meltwater to back up beneath roofing materials.
Kickout flashing#
- A small flashing detail at the bottom of a roof-to-wall intersection that directs water away from the wall and into the gutter.
Penetration#
- Anything passing through a roof, such as a vent pipe, chimney, skylight, or equipment support.
Pitch#
- The steepness of a roof, commonly described by inches of vertical rise for every 12 inches of horizontal run.
Rake#
- The sloping outside edge of a gable roof.
Ridge#
- The highest horizontal line where two sloping roof planes meet.
Ridge cap#
- Roofing material designed to cover and protect ridge or hip intersections.
Ridge vent#
- An exhaust vent installed along a roof ridge to allow attic air to escape.
Roof square#
- A roofing measurement equal to 100 square feet of roof area.
Soffit#
- The finished underside of an eave or roof overhang.
Step flashing#
- Individual overlapping pieces of flashing used where a sloped roof meets a vertical wall.
Tear-off#
- Removal of existing roof covering before a new roof system is installed.
Underlayment#
- A water-shedding protective layer installed over the roof deck and beneath the finished roof covering.
Valley#
- The inward angle where two sloping roof planes meet and concentrate runoff.
HVAC, comfort, energy, and indoor air quality
AFUE#
- Annual Fuel Utilization Efficiency, a measure of how efficiently a furnace or boiler converts fuel into useful heat over a typical season. Higher percentages indicate greater modeled efficiency.
Air handler#
- The indoor HVAC assembly that moves conditioned air through ductwork and may contain a blower, filter, coil, and controls.
Air changes per hour#
- A measure of how many times the air volume of a space is replaced in one hour. It may describe intentional ventilation or measured building leakage depending on context.
Air filter#
- A replaceable or cleanable component that removes particles from air moving through an HVAC system.
Air sealing#
- Closing uncontrolled cracks, gaps, and penetrations that allow unwanted air movement between indoors, outdoors, attics, crawlspaces, or other zones.
BTU#
- British thermal unit, a unit of heat energy. HVAC equipment capacity is often expressed in BTU per hour.
CFM#
- Cubic feet per minute, a measure of airflow volume.
Coefficient of performance#
- A ratio comparing useful heating or cooling output with energy input under defined conditions. A higher COP generally indicates greater efficiency at those conditions.
Condensate#
- Water produced when moisture in warm air condenses on a cold HVAC coil or other surface.
Condensate drain#
- The pipe or channel that carries HVAC condensate away from the equipment.
Condenser#
- The outdoor heat-exchange component of many air-conditioning and heat-pump systems.
Ductwork#
- The network of passages that distributes supply air and returns indoor air to the HVAC equipment.
EER2#
- Energy Efficiency Ratio 2, a cooling-efficiency rating based on cooling output divided by electrical input under defined test conditions.
Evaporator coil#
- The heat exchanger that absorbs heat during cooling operation; in a typical split air conditioner it is located indoors.
Heat pump#
- Equipment that moves heat rather than creating it directly. Many heat pumps provide both heating and cooling.
HSPF2#
- Heating Seasonal Performance Factor 2, a seasonal heat-pump heating-efficiency rating calculated under current federal test procedures.
HVAC#
- Heating, ventilation, and air conditioning: the systems that manage indoor temperature, airflow, and, in some designs, humidity and ventilation.
Indoor air quality#
- Characteristics of indoor air that can affect health, comfort, performance, and productivity. Moisture, pollutants, ventilation, filtration, building materials, and HVAC condition can all matter.
Load calculation#
- An engineering calculation used to estimate how much heating and cooling capacity a particular home needs. Equipment should not be sized by square footage alone.
MERV#
- Minimum Efficiency Reporting Value, a rating used to describe a filter's ability to capture particles in defined size ranges. Higher is not automatically better for every system because airflow requirements matter.
Mini-split#
- A ductless or limited-duct heat-pump or air-conditioning system with one or more indoor units connected to an outdoor unit.
Refrigerant#
- The working fluid in an air conditioner or heat pump that changes pressure and state to move heat.
Relative humidity#
- The amount of moisture in air compared with the maximum amount the air could hold at that temperature, expressed as a percentage.
Return air#
- Air drawn from the home back to the HVAC equipment for conditioning.
SEER2#
- Seasonal Energy Efficiency Ratio 2, the current federal seasonal cooling-efficiency metric for many residential air conditioners and heat pumps. Higher values indicate greater modeled seasonal efficiency.
Short cycling#
- A condition in which HVAC equipment starts and stops too frequently. Causes can include sizing, airflow, thermostat, refrigerant, control, or equipment problems.
Supply air#
- Conditioned air delivered from HVAC equipment into rooms or zones.
Thermostat#
- A control that senses temperature and tells heating or cooling equipment when to operate.
VOCs#
- Volatile organic compounds, chemicals that can evaporate into indoor air from products such as paints, cleaners, furnishings, and building materials.
Zone#
- A separately controlled area of a heating or cooling system. Zoning can be created with separate equipment or with controlled dampers and thermostats.
Plumbing, water, drainage, and septic
Aerator#
- A fitting at the end of a faucet that shapes flow and often mixes air into the water stream.
Backflow#
- Unwanted reversal of water or wastewater flow into a piping system.
Backflow preventer#
- A device intended to prevent reverse flow that could contaminate a water supply or send unwanted flow in the wrong direction.
Cleanout#
- An access opening in drainage piping used for inspection or clearing blockages.
Drainfield#
- The soil absorption area of a conventional septic system where liquid effluent is distributed and treated by soil.
Effluent#
- Liquid wastewater leaving a septic tank after solids have separated.
Flapper#
- The flexible valve inside many toilet tanks that lifts during flushing and seals afterward. A worn flapper is a common source of silent toilet leaks.
Flow rate#
- The volume of water moving through a fixture or pipe over time, commonly expressed in gallons per minute.
Gallons per minute#
- A unit of flow rate abbreviated GPM.
Hose bibb#
- An exterior or utility water faucet designed for connection to a hose.
Main shutoff valve#
- The valve used to stop water supply to the home or a major section of the plumbing system.
Pressure-regulating valve#
- A valve that reduces and stabilizes incoming water pressure. EPA WaterSense recommends household service pressure generally around 45-60 psi for efficient fixture operation.
P-trap#
- The curved section of drain pipe beneath many fixtures that holds water to block sewer gases from entering the home.
PSI#
- Pounds per square inch, a common unit for water pressure.
Septic system#
- An onsite wastewater-treatment system, typically including a septic tank and a soil treatment area such as a drainfield.
Septic tank#
- A buried watertight container that holds household wastewater long enough for solids to settle and fats, oils, and grease to float before liquid moves to further treatment.
Sewer lateral#
- The pipe connecting a building's drainage system to the public sewer main or other downstream connection.
Sludge#
- Settled solids that accumulate at the bottom of a septic tank.
Sump pit#
- A basin below floor level that collects groundwater or drainage water for removal.
Sump pump#
- A pump used to remove water collected in a sump pit, often beneath a basement slab.
Tankless water heater#
- A water heater that heats water as it flows through the unit rather than storing a large continuously heated tank.
Temperature and pressure relief valve#
- A safety valve on a storage water heater designed to release water if temperature or pressure rises beyond safe limits.
Trap primer#
- A device that supplies water to a drain trap to help keep the water seal from evaporating.
UEF#
- Uniform Energy Factor, a standardized measure of overall water-heater energy efficiency. Higher values indicate greater efficiency within comparable product categories.
Water hammer#
- A pressure shock in plumbing that can create banging when flowing water stops or changes direction suddenly.
Water meter#
- A device that measures water consumption. With all water uses off, unexpected meter movement can be evidence of a leak.
WaterSense#
- An EPA program that labels independently certified products meeting water-efficiency and performance criteria.
Electrical systems and household safety
AFCI#
- Arc-Fault Circuit Interrupter, a protective device designed to detect dangerous arcing conditions and interrupt power to reduce fire risk.
Amp#
- Ampere, a unit measuring electrical current.
Branch circuit#
- The portion of an electrical system that runs from the final overcurrent-protection device to outlets, lighting, appliances, or other loads.
Circuit breaker#
- A resettable protective device that opens a circuit when certain overcurrent conditions occur.
Dedicated circuit#
- A circuit intended primarily or exclusively for a particular appliance or load.
Electrical panel#
- The enclosure containing breakers or other devices that distribute electricity to branch circuits. It may also be called a breaker panel or service panel.
GFCI#
- Ground-Fault Circuit Interrupter, a protective device that quickly cuts power when it detects an imbalance consistent with current leaking from its intended path, reducing shock risk.
Grounding#
- The intentional connection of parts of an electrical system to ground through an approved path as part of the system's safety design.
Neutral#
- A grounded circuit conductor that normally carries return current in many AC electrical systems.
Overcurrent#
- Electrical current above the level a conductor or device is designed to carry safely.
Receptacle#
- The device, commonly called an outlet, into which a plug is inserted.
Service#
- The conductors and equipment that deliver utility electricity to a building and connect it to the building's distribution system.
Service panel#
- The main distribution panel at which electrical service is controlled and divided into circuits.
Smoke alarm#
- A device designed to detect products of combustion and sound an alarm. Placement, power source, interconnection, age, and testing matter.
Surge protector#
- A device intended to limit transient voltage spikes that could damage electrical equipment.
Tamper-resistant receptacle#
- A receptacle with internal shutters designed to reduce a child's ability to insert an object into a single slot.
Volt#
- A unit of electrical potential difference.
Watt#
- A unit of electrical power equal to voltage multiplied by current in a simple DC relationship.
Insulation, windows, doors, and energy performance
Air leakage#
- Uncontrolled movement of air through gaps and openings in a building envelope.
Blower door test#
- A diagnostic test that uses a calibrated fan to pressurize or depressurize a building so air leakage can be measured and located.
Caulk#
- A flexible sealant used to close joints and gaps against air or water movement.
Glazing#
- The glass or transparent material in a window or door assembly.
Insulation#
- Material designed to slow heat flow through a building assembly.
Low-E coating#
- A low-emissivity surface applied to glazing to reduce radiant heat transfer while allowing visible light through.
R-value#
- A measure of resistance to heat flow. Higher R-values indicate greater insulating resistance for the tested material or assembly.
SHGC#
- Solar Heat Gain Coefficient, a number from 0 to 1 describing how much solar heat a window or glazing system transmits. Lower values admit less solar heat.
Thermal bridge#
- A part of a building assembly that conducts heat more readily than the surrounding insulated areas, such as wood or metal framing through insulation.
U-factor#
- A measure of heat transfer through a window, door, or assembly. Lower U-factors indicate less heat transfer and generally better insulating performance.
Weatherstripping#
- Material installed around operable doors or windows to reduce air leakage when closed.
Window condensation#
- Water that forms when moist air contacts a surface cold enough to reach the dew point. Persistent condensation can indicate humidity, ventilation, insulation, or window-performance issues.
Exterior, grading, drainage, trees, and site conditions
Catch basin#
- A drainage structure that collects surface water and often captures debris before water enters underground piping.
Downspout extension#
- A pipe or channel that carries roof runoff farther away from the foundation.
Dry well#
- An underground structure that temporarily stores runoff and allows it to infiltrate into surrounding soil where site conditions permit.
Erosion#
- Loss or movement of soil caused by water, wind, or disturbance.
French drain#
- A gravel-filled trench, often containing perforated pipe, designed to collect and redirect subsurface or surface water.
Grade#
- The slope or elevation of the ground. Positive grading generally directs surface water away from the home.
Grading#
- Shaping soil elevations and slopes to manage drainage, access, and site conditions.
Hardscape#
- Non-plant landscape features such as patios, walkways, retaining walls, and driveways.
Impervious surface#
- A surface that limits water infiltration, such as roofs, concrete, or asphalt, increasing runoff.
Retaining wall#
- A structure designed to hold back soil where ground elevations differ.
Root flare#
- The widening at the base of a tree where the trunk transitions into major roots. Burying it too deeply can stress the tree.
Stormwater#
- Rainfall or snowmelt that runs off roofs, driveways, yards, roads, and other surfaces.
Swale#
- A shallow graded channel used to convey, slow, or manage surface water.
Tree risk assessment#
- An evaluation of a tree's condition, defects, targets, and likelihood of failure, typically performed by a qualified arborist.
Interior finishes, moisture, and common repair terms
Caulking#
- The application of flexible sealant to joints or gaps to manage movement, air, or water.
Drywall#
- Gypsum board panels used for interior walls and ceilings.
Grout#
- Material used to fill joints between tiles or masonry units. It is not the same as flexible sealant.
Joint compound#
- A finishing material used to cover drywall seams, fasteners, and repairs.
Mold#
- Fungi that grow where sufficient moisture is present. Visible mold should prompt both cleanup and correction of the moisture source.
Moisture intrusion#
- Unwanted water entering a building assembly or interior from leaks, groundwater, condensation, or other sources.
Substrate#
- The underlying surface to which another material, coating, tile, membrane, or finish is attached.
Water stain#
- Discoloration caused by moisture. A stain can remain after a leak has stopped, so it does not by itself prove active leakage.
Maintenance, planning, and lifecycle language
Condition-based maintenance#
- Maintenance triggered by observed condition, measured performance, or signs of deterioration rather than only by a calendar.
Deferred maintenance#
- Maintenance or repair that has been postponed. Deferral can be reasonable, but some small problems become much more expensive when ignored.
End of useful life#
- The point at which age, condition, performance, repair history, or parts availability makes continued service increasingly impractical or unreliable.
Inspection interval#
- The planned time between evaluations of a component or system.
Maintenance interval#
- The recommended or chosen time between recurring maintenance actions.
Preventive maintenance#
- Planned service intended to reduce failure risk, preserve performance, and catch deterioration before it becomes a larger repair.
Repair#
- Work intended to restore a failed or damaged component without replacing the entire system.
Replacement#
- Removal or retirement of an existing component or system and installation of a new one.
Remaining useful life#
- An estimate of how much practical service life a component may have left based on age, condition, use, environment, and maintenance. It is an estimate, not a countdown clock.
Routine maintenance#
- Recurring basic care performed on a predictable schedule, such as filter changes, gutter cleaning, testing safety devices, or servicing equipment.
Service life#
- The period a component remains functional in real-world use. Service life varies with installation quality, climate, maintenance, loading, and product quality.
Useful life#
- The period during which a component remains practical to keep in service. It may end before complete physical failure if operation becomes unsafe, inefficient, unreliable, or uneconomical.
Watch item#
- A condition that does not currently justify repair but should be documented and checked again for movement, leakage, deterioration, or performance change.

- Estimate is not scope.
- The number matters, but the written description of what is and is not being done matters more.
- Licensed is not universal.
- A contractor may be properly licensed for one jurisdiction or trade and not another. Verify the license that applies to the actual work.
- A crack is a symptom, not a diagnosis.
- Direction, width, displacement, water entry, location, and change over time determine what it may mean.
- A leak is rarely just water.
- The important question is where the water entered, where it traveled, what stayed wet, and whether the source has been corrected.
- Age is evidence, not a verdict.
- Old equipment can perform well; newer equipment can fail early. Condition, installation, maintenance, and failure history matter.
- Replacement cost and repair cost answer different questions.
- A cheap repair can be expensive if it repeatedly postpones an inevitable replacement; a replacement can be premature if the underlying problem is inexpensive to correct.
- Maintenance buys information.
- The most valuable part of routine service is often discovering deterioration while you still have choices.
DMV homeowner note
The Washington, D.C., Maryland, and Northern Virginia market is not one permitting or licensing jurisdiction. A project in Montgomery County can be governed differently from a project in the District or Fairfax County. Historic districts, HOAs, well and septic systems, older housing stock, mature trees, high-value finishes, access constraints, and dense urban sites can also change the practical scope of a seemingly ordinary repair. The safest habit is simple: identify the actual property, actual jurisdiction, actual trade, and actual scope before deciding which rules apply.
